Following a strong first quarter for our team, particularly in the GTA, hiring activity through Q2 has remained varied across Canadian real estate. Toronto has continued to show resilience, with our team seeing activity across a range of accounting roles, as well as operations and asset management. Hiring remains selective, but groups continue to add talent where there is a clear business need or an opportunity to strengthen a particular area.
In Vancouver, the market has generally been more measured, although we have seen pockets of activity across operational roles, including asset and property management. One theme we continue to hear across both markets is businesses taking a closer look at how they are set up for what comes next. For some, this means exploring new partnerships or growth opportunities and considering what needs to change internally to support them. Accurate and timely reporting continues to be a focus, alongside better use of data, dashboards and systems to provide clearer visibility into performance and support decision-making.
The broader economic picture remains mixed. Recent employment numbers have provided some positive headlines, while within real estate we are hearing more references to activity potentially picking up towards the latter part of the year. How quickly that translates into hiring remains to be seen, with confidence still an important part of the equation.
Against that backdrop, we’re pleased to share some of the people and organizations we’ve partnered with over the past quarter.
Nicholas Markov – Director of Investments – Park Property Management
Nicholas brings a strong background in real estate investment and development, with experience spanning underwriting, financing, capital raises and the execution of large-scale mixed-use and purpose-built rental projects. Most recently, his work has given him exposure to projects from acquisition and feasibility through financing and construction.
He joins Park Property Management as the company continues to grow its portfolio of more than 11,500 rental apartments across Ontario, alongside new purpose-built rental development and value-add acquisitions. In his new role, Nicholas will focus on the investment and financial side of that growth, including underwriting new opportunities and helping assess and advance projects across the development pipeline.
Victoria Hefforn – Assistant Property Manager – Access Results Management Services
Victoria brings more than 15 years of experience across commercial, industrial, office, retail, mixed-use and residential real estate. Having started in leasing and building operations, she progressed into property management and has developed a particularly hands-on understanding of operations, tenant relations, budgeting, capital projects and contractor management.
She joins Access Results Management Services as the business continues to expand its commercial and industrial portfolio. Victoria’s practical approach and broad operational experience will allow her to get involved across the day-to-day management of the portfolio while building strong relationships with tenants, contractors and ownership.
Nola DeCecco – Senior Leasing Manager – Canadian Urban
Nola brings more than 15 years of commercial real estate experience, most recently following an 11-year career with Melcor Developments where she progressed from Assistant Leasing Manager to Director of Leasing. She ultimately led the leasing strategy for a 4.5 million-square-foot portfolio across Western Canada, while also building and mentoring the leasing team as the portfolio grew.
At Canadian Urban, Nola will bring that experience to a growing platform, working closely with Asset Management and Property Management to strengthen leasing strategy and tenant relationships. She’ll also play a role in developing the systems and processes behind the leasing function as the business continues to evolve.
Nadar Gulati – Senior Financial Analyst – Greybrook Realty Partners
Nadar began his career in public accounting with KPMG and Deloitte, where he developed a strong foundation working with institutional real estate clients across property, development and fund structures. After completing his CPA requirements, he was keen to make the move into industry and gain greater exposure to how real estate investments and capital are managed beyond the audit environment.
He joins Greybrook Realty Partners as the firm continues to develop its finance capabilities, including around its U.S. multifamily fund platform. The move gives Nadar the opportunity to build on his accounting foundation while broadening his experience across fund reporting, forecasting, performance measurement and the wider investment business.
Hadi El Moghrabi – Development Manager – Arkfield
Hadi is a Professional Engineer and Project Management Professional who has deliberately built experience across both construction and development. He started on the construction side delivering low-rise residential communities before moving into development, where his experience expanded into approvals, feasibility, consultant management and the delivery of low-rise, mid-rise and mixed-use projects.
That combination makes him a natural fit with Arkfield’s low-rise development platform. Hadi brings the technical understanding to get into the details of servicing, grading and constructability, alongside the development experience to coordinate consultants, navigate approvals and help move projects from planning through to execution.
Sam Sugita – Director, Properties – BCR Properties
Sam’s path to this role reflects nearly two decades of experience across urban planning, infrastructure, telecommunications and real estate. After starting his career in planning, he moved into regional infrastructure before spending a decade with Rogers Communications, where he managed land acquisition, lease negotiations and infrastructure portfolios involving municipalities, First Nations and government stakeholders.
That combination of regulatory knowledge, negotiation experience and comfort with complex, long-term projects made Sam a strong fit for BCR Properties. In his new role, he’ll oversee a strategically important portfolio of port, industrial and rail-adjacent real estate assets, while helping lead a highly experienced team through the next stage of the portfolio’s evolution.
Kathleen Escanan – Investor Relations Associate – Concert Properties
Kathleen’s entry into real estate came through property management at Rancho, working across strata and rental portfolios connected to major Vancouver developers. From there, she moved into investor relations at B2Gold before joining Chard, where she helped build a centralized investor reporting function and gained further exposure to institutional partners, capital calls, distributions and investor reporting.
She joins Concert’s Investments team with a useful combination of operational real estate experience and investor reporting discipline. In her new role, she’ll help strengthen how information is brought together and communicated to investment partners, while supporting the continued development of Concert’s investor relations platform.
Arthur Cheng – Senior Property Manager – Warrington PCI Management
Arthur brings close to a decade of property management experience across office and industrial real estate in Western Canada. He spent almost nine years with QuadReal, ultimately leading industrial operations across British Columbia and Alberta, with experience spanning property operations, team leadership, capital planning, financial reporting and ESG initiatives.
At WPM, Arthur will take responsibility for a diverse commercial portfolio, bringing strong institutional experience and a broader understanding of building operations, capital planning and portfolio performance. He’ll also have the opportunity to contribute across different areas of the business as WPM continues to grow.
Ricardo Ruano – Property Manager – Isle of Mann Property Group
Ricardo brings a steady progression through property management in Vancouver, moving up from a Building Manager role to holding a Property Manager position with growing responsibility. Most recently, he spent nearly three years managing a residential portfolio in New Westminster, covering the full operating cycle from leasing and tenant relations to budgeting, forecasting, and capital projects.
At Isle of Mann, Ricardo will take on a mixed residential and commercial portfolio, bringing hands-on property management experience and comfort reporting directly to ownership. He’ll play a key role in helping build out the company’s property management function as its income-producing portfolio continues to grow.
